Mortgage Regulation
Some mortgage products are regulated by the FCA and others are not:
- Residential mortgages are regulated by the FCA
- Buy-to-Let mortgages are not usually regulated, unless classed as consumer Buy-to-Let
- Commercial mortgages are not regulated
We will confirm whether the regulation applies to your mortgage.
Additional Buy-to-Let disclosures
By proceeding with a Buy-to-Let mortgage application, you confirm that:
- The property is being purchased wholly or mainly for business purposes
- You intend to rent the property to tenants
- Neither you nor a family member will occupy the property
- If you choose not to let the property, the lender may require full repayment or a change to a different mortgage product
- Living in the property without informing the lender would breach the mortgage terms
Increasing borrowing on a property
If you are looking to borrow additional funds, suitable options may include:
- A further advance from your existing lender
- A second-charge mortgage
- A new first-charge mortgage
- Unsecured lending (we do not provide advice on this)

What we will not do
We will not:
- Submit applications without first completing a full review of your circumstances
- Incur costs on your behalf without your prior agreement
- Act without your consent
- Provide advice on:
- Legal or conveyancing matters
- Taxation
- Investments or pensions
How we will operate
During our initial consultation, we will ask you to complete a fact-find to help us understand your circumstances and objectives.
We will research suitable products and provide our recommendation to you in writing. You will also receive an illustration outlining the key features of the recommended product.
You must provide accurate, complete, and honest information. Failure to disclose relevant information could affect the advice given or your ability to obtain a suitable product and may invalidate an agreement or policy.
Costs
Insurance
No fee is payable for insurance advice. Sentinel Finance is remunerated by commission from the insurer.
Home Finance products
A fee of up to £1,500 may be payable for mortgage advice.
A £99 administration fee is payable on application, with the remaining balance payable on completion.
The exact fee will depend on the complexity of your case and will be confirmed in writing before you proceed. Any commission received from a lender will be disclosed within the mortgage illustration.
Refund of fees
If we charge a fee and your mortgage does not complete:
- The £99 administration fee will be retained
- Any remaining balance will be refunded
- We will not receive any commission from the lender
Complaints
If you wish to register a complaint, please contact us using the details provided.
If your complaint cannot be resolved, you may be able to refer it to the Financial Ombudsman Service.
Financial Services Compensation Scheme (FSCS)
You may be entitled to compensation from the FSCS if Sentinel Finance is unable to meet its obligations. Further information is available from the FSCS.
How we use your data

We will only collect information that is relevant to providing our services. Your data will be stored securely, kept accurate, and retained only for as long as necessary to meet regulatory and legal obligations.
Cancellation rights
Cancellation rights vary depending on the product arranged. These will be explained to you and detailed in the relevant documentation. You are responsible for exercising these rights within the required timeframes.
Conflicts of interest
If a conflict of interest arises, we will disclose this to you in writing and agree on how to proceed before continuing.
Declarations
By proceeding with our services, you agree:

- That lenders or insurers may carry out credit searches where necessary
